Turnkey projects have become increasingly popular in the commercial world in the past few years; here Tecomak Environmental Services explain what they are, their advantages, and how we can offer them in a variety of healthcare, scientific and commercial situations.
What is a Turnkey Project?
A turnkey project is a method of delivery where a contractor completes all stages of a design and installation project, from the initial concept right through to construction (and potentially ongoing care and maintenance).
Unlike the design-bid-build (DBB) process, it effectively puts all the onus on the contractor to be responsible for all aspects of the project, including financing, sourcing materials and any subcontracting which might be necessary. The name turnkey comes from the idea that the customer merely has to turn a key to make the facility operational (either by igniting something or opening a door).
Turnkey delivery methods can be used in a wide variety of capital projects such as the energy and chemical industries – and the healthcare sector, which is where Tecomak Environmental Services, as expert providers of specialist ventilation services, come in.
What are the Advantages?
Cost savings – one of the key elements of most turnkey projects is the idea of fixing a price at an early stage. Unlike the DBB process, a budget for the work is agreed (and is usually legally binding) between the customer and the contractor.
This can save the client money as they are insured against any potential cost over-runs, even if the problems could not have been reasonably foreseen. This gives the customer much-welcomed certainty, as they can now fix their budget in other areas of their business.
Time savings – another key benefit of turnkey projects is the amount of time saved. There is no conflict between designer and builder because they are one and the same. This cuts down the number of meetings between the relevant stakeholders and should also reduce the chances of any disagreements and delays to the project.
Turnkey Projects from Tecomak Environmental Services
At Tecomak Environmental Services we offer a range of turnkey project services for hospitals and other healthcare locations. These include:
Fume cupboards – Tecomak have provided a fume cupboard service for around half a century. Our expertise means we can commission and install these safety devices in laboratories in public and private laboratories, as well as connecting up the appropriate local exhaust ventilation system.
We also have a robust supply chain which is particularly useful for commissioning any specialist aspects of the work, such as gas installations and monitoring systems.
Cleanroom refurbishment – at Tecomak, we can change the layout of your cleanroom, improve the ventilation system, or just redecorate it. As we have been doing this for more than four decades, we appreciate the need for this type of facility to be back in action as soon as possible. We generally use uPVC for this, but can also supply and install Polypropylene, Polyethylene and PVDF.
UPVC Fabrication and Fume Extraction Systems – we can also work from start to finish on any ventilation ductwork design and installation project. We can work to the DW/154 quality standard. As with our cleanroom refurbishment, our ‘go-to’ material is uPVC, but we can also work with Polypropylene, Polyethylene and PVDF.
Specialist ventilation services – Tecomak can also commission, install and maintain specialist ventilation systems, whether their primary focus is to protect the operator, the product, the patient or the environment. We can provide these services in a variety of locations, such as operating theatres or isolation rooms in hospitals, pharmaceutical industry laboratories and chemical storage facilities.
Even after we have installed the system, our work doesn’t stop there – Tecomak offer aftercare contracts which cover both planned maintenance and emergency breakdowns. Our team of fully qualified engineers will ensure you are fully compliant with any safety regulations and will provide fully documented reports.
